Sharing a property and ultimately sharing your life with a roommate can be beneficial, both financially and personally. However there are many key considerations you need to make when deciding to share a property.
When entering a lease agreement in a share arrangement, every tenant may need to sign the lease. The bond will be divided equally, thus all individuals are jointly and individually responsible for the premises and the expenses.
If sub-letting is permitted by your landlord, you will then take on the landlord’s role to your tenant, hence taking on all his responsibilities. If the premise is a share room, the landlord may provide a notice including some important information. This notice should state:
- The maximum amount of people you are allowed to share with
- The rent amount
- That the owner has the right to choose the other residents of the room
Key Factors to Overcome Challenges of Sharing a Property
Organisation, respect and communication skills are vital to sharing a living space. These factors, along with those discussed below, are key to overcoming any challenges that come your way when sharing.
- Respect your housemates– Respect their belongings and do not touch or borrow anything unless you have been given permission to do so. If you eat any of their food, be sure to replace it. Be aware of their need for privacy and allow them to have some space in their home.
- Be considerate – Keep the noise levels down when others are sleeping, studying, watching a movie, reading, etc.
- Stay clean – Stay on top of communal areas. The big three being the living room, kitchen and bathroom. Depending on how many tenants there are, consider splitting cleaning responsibilities up according to room or through a roster. If rosters or cleaning plans aren’t up your alley, be aware for the need for greater communication. The majority of problems within a sharehouse usually revolve around individuals not ‘pulling their weight’ with the cleaning. This can be averted through healthy communications.
- Be flexible – Accepting that not everyone is like you and being able to compromise will allow you to be more tolerant of other people and their differences.
- Communicate – Good communication is key between roommates and can resolve many issues in a calm and appropriate manner, before they escalate and get out of control. In other words, don’t stew on the small things!
